Estate & property cleanouts

Estate Cleanouts in Cape Coral

An estate cleanout empties a whole Cape Coral home, usually for $1,300–$3,500 depending on size and contents. We sort as we go, set aside papers and keepsakes for the family, donate what we can and leave the house broom-clean.

Estate cleanouts are the jobs where how we work matters more than how fast. Often the family is grieving, out of state, or both, and there is a closing date or a lease end coming. We empty the house carefully, keep anything that looks personal for you to review, and finish with a house that is ready for a realtor, a cleaner or a new tenant.

Who we do cleanouts for

  • Families settling a parent's estate, including from out of state
  • Executors and estate attorneys working to a timeline
  • Realtors preparing a listing
  • Landlords and property managers after a tenant leaves
  • Banks and investors after a foreclosure
  • Snowbirds downsizing or selling a winter home

How a whole-house cleanout runs

We start with a walk-through, in person or by video, to decide what stays, what goes to family, and anything that needs special handling. On the day, we work room by room. Personal papers, photographs, jewelry and anything with a name on it are boxed and left in one room for you. Furniture and household goods in good condition are set aside for donation. Everything else is loaded and hauled. When the rooms are empty, they're swept.

Estimates only. Whole-house prices swing with what's inside more than the square footage, so these are rough guides. After the walk-through you get one fixed price for the job.

Rental turnovers and foreclosures

A tenant who leaves in a hurry often leaves everything: furniture, food, clothes, a garage of boxes. For landlords and property managers, we clear the house in one visit and can send photos of the empty rooms when we're done. Foreclosures are handled the same way, often with a lockbox and no one on site. Florida law has its own rules for property a tenant leaves behind, so check with your attorney or property manager before we remove anything that may belong to a former tenant.

Seasonal homes

A lot of Cape Coral houses are second homes. When owners decide to sell, they're often packing up from Ohio or Ontario and trying to empty a house they haven't seen since April. We can work entirely from photos, a video walk-through and a lockbox code, and send pictures as the house empties so you can see the progress.

For just the garage, see garage cleanouts. Single heavy items like a refrigerator or a hot tub can be added to the same job, and the price guide shows how loads are counted.

Estate cleanout questions

Do you buy the contents or run estate sales?

No. We remove and dispose of things, and donate what we can. If the house has valuable furniture or collections, have an estate-sale company or appraiser go through first, then call us for what's left.

What do you do with personal papers and photos?

Anything that looks personal (documents, photographs, letters, jewelry boxes) is set aside in one place for the family, not thrown out. We ask before we load anything we're unsure about.

How long does a whole house take?

Most Cape Coral homes take one long day with two or three people. Heavily packed homes, or ones with full garages and sheds, can take two.

Can you work around a closing date?

Yes. Give us the date and we'll book backward from it, leaving time for a final walk-through.
